Overview
Janusz advises international and domestic corporates, investors, and developers on major real estate transactions in Poland and Central and Eastern Europe (CEE). The transactions he has advised on include acquisitions (including portfolio transactions and sale and leasebacks), property development, lease agreements (including build-to-suit projects), due diligence projects related to property acquisitions, and joint venture structures for real estate investments. He has extensive knowledge of all real estate asset classes.
Janusz has been regularly ranked and recommended by the most prominent legal directories, such as Legal 500, Chambers & Partners, and IFLR1000, for his real estate work. He is a member of the firm’s CEE desk.
Janusz, in collaboration with Marcin Schulz, is also National Managing Partner of the firm’s Warsaw Office.
Work highlights
Janusz has led on many major real estate deals. Recent highlights include advising:
- Nrep: advising on the acquisition of an 80% stake in 7R, one of Poland’s largest logistics developers. Nrep invested approximately €200m into the company.
- Signal Capital Partners: advising on a joint venture with Echo Investment and Griffin Capital Partners to develop a student housing platform in Poland. The joint venture is aiming to develop, as a first step, an operating portfolio of 5,000 purpose-built student beds across Poland.

NEPI Rockcastle: advising on the acquisition of: (i) Silesia City Center in Katowice for €405m; (ii) the Magnolia Park shopping centre in Wrocław from Union Investment for €373m; (iii) Forum Gdańsk Shopping Centre from Multi Veste 339 B.V., owned by Blackstone-managed funds, for €250 million; and (iv) Atrium Copernicus Shopping Centre in Toruń from G City Europe for €127m.
- Hines: advising on the €102m acquisition of the Wola Centre office building in Warsaw from Develia.
- Patron Capital: advising on the acquisition of the Sheraton Hotel in Warsaw from the consortium of Benson Elliot, Walton Street and Schroders Hotels.
- 7R: advising on the sale of logistics portfolio, comprising projects in the pre-development and development phase, to CTP Group.
- CP Developer: advising on the sale of 2,500 apartments for rent to Heimstaden Bostad with a value of PLN 1,4bn.
- Generali Real Estate: advising on the acquisition of the Le Palais office building in Warsaw from PATRIZIA.
- Chariot Top Group: advising on the €1bn acquisition of a portfolio of 28 retail assets including nine M1 shopping centres in Poland, from funds managed by Ares Management L.P., AXA Investment Managers – Real Assets and Apollo Rida, including the subsequent re-sale of part of the portfolio to EPP at €700m.

Signal Capital Partners: advising a UK-based private asset management firm, acting as the preferred equity partner, on the joint venture with Ghelamco, followed by €280m sale of the Warsaw UNIT office building by Ghelamco to Eastnine AB. The sale was the largest office transaction in Europe in 2024.
Education and qualifications
Janusz studied law at the European School of Law and Administration, Warsaw and attended post graduate studies on corporate law at Warsaw University.
He speaks Polish, English and French.
