Changes from 1 January 2025 in Brussels and Flanders: Charging Points and EPC NR.
Since 1 January 2025, regulatory changes have taken effect in both the Brussels-Capital Region and the Flemish Region. These changes focus, respectively, on the integration of electric vehicle charging points in parking zones and the enforcement of energy performance certificates for non-residential buildings (EPC NR).
Brussels-Capital Region:
Environmental permit holders for parking zones are now required to adhere to new ratios of electric vehicle charging points, escalating incrementally through 2035. This includes specific ratios for office, residential, and public parking zones, alongside provisions for safety rules. Exemptions may apply in cases of technical challenges or excessive costs, with special rules for new parking zones.
Flemish Region:
Every large non-residential building unit over 1,000 m² must possess an EPC NR, expanding requirements beyond transactions or lease agreements. This certificate evaluates the energy performance of buildings like offices and schools, aiming for enhanced energy efficiency and carbon neutrality. These obligations will progressively tighten, necessitating an EPC NR for smaller units and ensuring compliance with minimum efficiency scores by 2030.
